Terms of Use

These terms apply to Tamizha Boomi, a property marketplace for Tamil Nadu made up of a mobile app and this website, run by JIME Developers ("we", "us"). By using Tamizha Boomi you agree to them.

What Tamizha Boomi is

Tamizha Boomi lets people list homes, rentals and land in Tamil Nadu, and lets others find them, save them, chat with the lister and book site visits. Owners, brokers and builders all use the same kind of account. We are a listing platform only: we are not a party to any sale, rental or agreement between users, and we do not handle payments for property deals.

Your account

You sign in with your mobile number and a one-time code sent by SMS. Keep your phone and the codes to yourself; you are responsible for what is done from your account. Use your real name and a number that is yours.

Listings

• You are responsible for your listings: the details, price, photos, videos and location must be true and yours to share, and the property must be available as described.
• Each listing says whether it is listed by the owner, a broker or a builder. Choose the one that is true.
• Mark a listing sold or rented, or pause it, when it is no longer available.

No verification guarantee

Listings are the listers' own statements. We do not inspect properties or check ownership, titles, approvals or prices. A broker's business details, including any RERA number, are shown as the broker provided them. The blue check appears only next to brokers whose identity our team has marked as Aadhaar-verified; it does not vouch for any property. Check documents, visit the property and take independent advice before you pay or sign anything.

Not allowed

• False, misleading or duplicate listings, or properties you have no right to offer.
• Photos or text you do not have the rights to.
• Spam, scams, harassment, abusive or unlawful messages.
• Asking for advance payments or "token money" through chat for a property you cannot show.
• Collecting other users' details, scraping, or interfering with the app or website.

Anyone can report a listing. Our team reviews reports.

Chat, calls and visits

Chat happens inside the app and website. A lister may also turn on Call and WhatsApp buttons for a listing; these are shown only to signed-in people. Site visits are arranged between users; show up on time or cancel in good time. Your dealings with other users are between you and them.

Removing content and accounts

We may edit, hide or remove any listing, and suspend or close any account, that breaks these terms or the law, or that puts other users at risk. You can delete your account at any time in Settings.

Your content

You keep the rights to what you post. You let us show, copy and resize it on Tamizha Boomi and in links that share your listings, for as long as it is on the platform.

Liability

Tamizha Boomi is provided as it is. As far as the law allows, we are not responsible for the accuracy of listings, for what users do, or for any loss from a property deal or a meeting arranged through the platform.

Law and changes

These terms are governed by the laws of India, and the courts of Chennai, Tamil Nadu have jurisdiction. We may update them and will change the date above when we do; using Tamizha Boomi after that means you accept the new version.
